Inspection Overview

A home cannot fail an inspection. A professional home inspection gives you an independent, unbiased view of any problems and their solutions, so that you will have all the facts you need to make a sound, informed decision.

What to Expect from an IPI Inspection
First of all, you should expect a full four hours, depending on the size of the house, for a good, thorough, inspection. In addition to our Thorough Visual Inspection that exceeds the TREC Standards Of Practice (SOP), we can do a Complete Infrared Scan or Complete Electrial Analysis (see below) of the entire house, which can reveal some interesting results. (While we use these tools free of charge when needed, there is an extra charge for a Complete House IR Scan and/or Complete House Electrical analysis. You can also add an extra hour or two to the inspection time.) During the last hour of the inspection we prefer that the client be there so we can go over the inspection results in person, at the jobsite.

You get more with IPI, your pictures are printed in the text and a summary of the issues. The report is in a very nice 1" thick, 3 ring, hard  binder with 5 labeled tab dividers. This includes an 80 page home owners manual, a NACHI inspection agreement, NACHI & TREC Standards of Practice (SOP) & Code of Ethics, an 8 page glossary of terms, and a pre-closing walk-through form for buyers to use at closing.  All that and a picture of your house on the front page. I can send the report to you and your RE agent via email, fax, on CD, or uploaded to our website for you to view any time.  Call for pricing or check the Fee Schedule page.  Price varies due to size, age of house, and extras such as IR Scans, pools, spas, and other items which are outside the scope of a normal inspection. We need at least 24-48 hours notice for an inspection so please call as soon as possible.

In our Thorough Visual Inspection of your home we use IR technology and Suretest meters when we see "suspicious" areas or wiring that needs further investigating, at no extra charge to you. But, a Complete House IR Scan and/or a Complete Electrical Analysis of the entire home is available to you for an additional charge. See the Fee Schedule.

The Complete House IR Scan consists of a thorough scan of your entire house, inside and outside the home, taking digital pictures of any issues and reporting them. This report is a valuable asset to the client. IR Information.
 
During our Complete Electrical Analysis we test a large sample of accessible outlets on all accessible circuits. With our Suretest Meter we test for wiring configuration, GFCI, AFCI,  and faulty wiring by checking hot, neutral and ground impedances, voltage drop under load, ASSC (Available Short Circuit Current), false grounds, line voltage, ground-neutral voltage, and peak voltage. All these tests can reveal safety issues within your electrical system that normally go undetected. If your house does not have grounded outlets, or has "bootleg grounds", then this list of tests is limited to about half the usual number.

There are limitations to both, the IR camera and the Suretest Meter so there is no guarantee that we will not miss something.
 
We take our†inspections seriously, using both visual and infrared (IR) techniques (learn more about IR).  Every inspection is a complete and thorough analysis of all the major systems and components in the home. The report includes a clear description of what we've found with any problem areas noted. Our inspectors also provide free telephone consultations anytime, before or after your inspection.

A thorough home inspection will include the following:

~ Roof (shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof related items)

~ Attics (insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items)

~ Plumbing and Fixtures (water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components including water purity and septic)

~ Interior (floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors and safety-related items, and other visible interior-related components)

~ Heating and Cooling Systems (furnace, air cleaning parts, ductwork, electronic monoxide testing, electric gas sniffer testing, air conditioner and lines, and other visible related HVAC components)

~ Electrical Systems (service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components)

~ Basements, Crawl Spaces, and Foundation (insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors and walls, and columns)

~ Exterior (siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components)

~ Environmental Issues
